Helpful hints on how to prepare your house FOR SALE

When putting your home on the market For Sale you should spend a little time and money to make your home look nice. We would like to show you why the Seller of this home lost a lot of money, due to not preparing his home properly.

The subject property was put on the market originally at a list price of $239,000. There were a lot of showings but hardly any offers. So after a coupe of months the Seller reduced the price to $219,000. Still no takers yet. But finally after several months the house was sold at a price of only $200,000 to a smart Buyer who took advantage of this neglected home and an uneducated Seller. We feel that this Seller could have sold his house faster and for a better price if the home would have been in better condition. Here are some of the items which could have irritated any interested Buyers:

The roof is a vital part of the house. The Seller could have cleaned the debris off the roof to allow for better drainage and certainly to improve the looks of the house.
Tree branches and twigs were not trimmed. The branches already created slight leakages due to scratching and lifting off shingles to allow for water damage.
Debris from the trees collected around the fireplace and caused water damage, which was visible on the inside wall of the living room.
Tree branches growing all around the fireplace. Larger branches could cause damage to the fireplace in a storm.
Plants growing on the side of the house covered lamps, vents  and windows. That contributed to the house not being bright and cheerful.
Plants and trees should be trimmed and away from the outside walls of your home to allow more sunlight to penetrate the windows and to contribute to a pleasant appearance of your house.
Screen doors and windows should be repaired or screens taken out completely. A potential Buyer may feel that the property was neglected when looking at this screen door.
Lawn and shrubbery should be trimmed and cleaned. A thick layer of fallen leafs covered this lawn for several months.  
Doors did not open properly due to a large amount of leafs piling up behind them.
The garden ornaments  were dirty and the little pond was yellow in color.
Somebody had tried to clean up but left the garbage bag with the leafs. Potential Buyers may feel that the entire house may have been neglected over time.
Walkways and driveways should always be cleared and clean. If your house is vacant leave a broom for your Realtor so he can clean up the entry way once in a while.
Dark kitchens and dark wallpapers let a home appear unappealing. With a little effort and paint this kitchen could be bright and cheerful.
Most Buyers may not share your feel for colorful bedrooms and bathrooms. If possible try to paint your rooms in a bright color to make them more appealing.
Some Buyers may not be able to imagine an improved room and may not be able to look beyond this wallpaper. When you have several negative or unappealing parts of your home a potential Buyer may just feel overwhelmed with possible improvements and costs, and may just walk away from it.

Many Buyers in today's economy may only have sufficient funds for a down payment and may not be able to come up with money to fix, clean, paint or repair items in the house they are buying. It may increase your chances of Selling your house if you keep it in a nice clean and orderly condition. If possible paint in neutral colors. It does not cost much to clean up your yard, or to apply a little paint. But it will certainly help you getting the most for your house and get it sold sooner.
